Buying a Home

Buying a home involves much more than simply “open houses” and “making an offer.” I’ll guide you through every step in the process from determining your needs to the closing table.

My buyer services include:

  • Needs and planning – Buying a home is an important milestone. I will discuss your current and future needs to help you choose the best housing solution.
  • Property type – I have experience with all the property types within the area and can help you decide on the best home model, layout and style based on your requirements and tastes.
  • Market analysis – Before you even begin to look at homes, I’ll provide you with an overview of your target market. This analysis gives you insight into home values in the area, information on the school system and access to shopping and other amenities.
  • Property visits – When visiting a prospective property, I’ll offer a trained and experienced eye to point out potential issues and offer suggestions for adapting the home to your needs.  I can also help you compare the current property to others you’ve visited.
  • Comparable analysis – Once you’ve narrowed down your choices or chosen a property to make an offer, I’ll provide you with a comparison of recent sales of similar homes. This analysis allows you to make an informed offer and increases your ability to negotiate.
  • Financing – I partner with a number of different finance providers to help you find the best solution for your situation. I can also determine if you qualify for any special programs such as FHA, VA, etc. I will evaluate different options and discuss the pros and cons of each for you.
  • Offer and negotiation – Once you’ve chosen a home, I’ll help you make an informed offer and follow through with the negotiation. I can advise you regarding counter offers and the conditions of the sale. I’ll also take time to answer your questions and explain the details of the transaction.
  • Final walkthrough – I’ll accompany you on the final walkthrough of a property before closing to ensure all conditions have been met and the home is ready for move-in. I will negotiate any final requirements prior to the closing table.
  • Closing – A home closing can seem like a complex situation filled with paperwork. However, I’ll take time to answer your questions and make sure you understand every aspect of the transaction. I’ll review the HUD-1 with you and explain each condition and fee. At the closing table I’ll represent your best interests and make sure the detail is completed properly.
